Listing Your Property

Now that your property has ultimate curb appeal, you’re almost ready to list your property!  What’s next?  Our 3 suggestions include:

1)      Sign a listing contract with a realtor

Decide which realtor will be representing you and your property and sign a contract with them.  Your realtor will help you understand any outside factors that could affect the sale of your property, such as the current market trends, or changes in interest rates or government legislation.

They will also market your property and help you showcase it so that you can get top dollar for your property.

2)      Clean up the clutter and stage your home

By removing clutter and professionally staging your home, you are making it easier for potential buyers to imagine themselves living in the property.  Buyers will not be distracted by your personal effects and can then envision how the space will work for them.

Staging can be done by purchasing items, renting them, or even by hiring a professional staging company to rent, move, setup, and remove the furniture and décor after the sale is complete.  Personal items and furniture not necessary for staging can be stored in a rented storage locker.

3)      Decide on a listing price

The listing price of your property is carefully determined by your realtor.  To accurately price properties, realtors rely on their knowledge of the current real estate market, and the age and the condition of your property.  More importantly, they analyze past sales in the local area and current listings of similar homes for sale, to come up with an optimal listing price.

Your realtor’s experience will help you get the most money for your property within a reasonable timeframe so that you don’t leave money on the table or scare away any potential buyers.
