Preparing to Sell

If you’re thinking of selling your home or investment property, you’ll need to prepare your property for sale so that you can get top dollar for it.  For properties that need more work, preparing the property for sale may begin a full year before the property is even listed.  For other owners whose property is fairly new or has been regularly maintained, only minor work may be needed.

Before you decide to sell, we recommend that you speak with an experienced realtor.  A realtor can give you valuable insight in these 4 ways:

1)      Knowing the Real Estate Market Conditions

It’s a realtor’s job to know real estate market conditions that could affect the listing price of your property.  Experienced realtors can predict when the housing market is hot and when it may slow down.  Realtors also keep on top of housing regulations that could affect your local real estate market, such as new taxes, increasing interest rates, and new government rules.

2)      Reviewing Your Property

Inviting a realtor to look at your property before you list it means they can help you figure out how the condition of your property will affect the listing price of your property.  The location of your property will also play a role in the pricing of your property.

3)      Suggesting Improvements to Your Property

Since realtors see many houses, condos, and townhouses, they can suggest which parts of your property needs to be improved so that you have a better chance of maximizing your profits.

Realtors can help you prioritize areas that need to be renovated so that you don’t needlessly spend money on improvements that may not have a big impact on the listing price.

4)      Educating You on the Process of Selling a Property

Selling a property involves a lot more than just pricing the property.  Your realtor can educate you on the process of selling your property as well as help you with completing the required paperwork.
