Marketing Your Listing

To make as many realtors, home buyers, or real estate investors aware of your property for sale, we help you “market” your property.  Marketing your listing means we are presenting your property to as many potential buyers as possible in a way that showcases and flatters your property.  By strategically marketing your property, we are able to help you sell your home faster, close to or exceeding the asking price.


Gone are the days of having only a sign on the front lawn and relying on the MLS service.  Here are 12 ways we showcase a new listing:


1)       Photography and Video


To make a property more presentable to potential home buyers, creating photos and videos are part of the first steps of showing off your home.  Photographs and videos help buyers envision the space beyond just a floor plan or measurements.


2)       Home Staging


In the past few years, home staging has increased in popularity.  By staging your property, removing personal items and removing all clutter, potential buyers can then picture themselves in the home without visual distractions.  Staging your home makes it more likely that your home will sell quicker and for a higher price.

3)       MLS Listing


The Multiple Listing Service, or MLS, is an online database of available real estate currently on the market.  These listings are only available to realtors but properties are usually posted here first so other realtors can see if your property is a great fit for one of their clients.


4)       Our Brokerage


As part of the MacDonald Realty brokerage team, we network with other realtors in the same brokerage to feature your home to more realtors and potential buyers or investors.


5)       Our Website


We showcase your listing on our personal website.  Prospective buyers can access all the details about the property, including photos.  We also promote our open houses on our website.

6)       Social Media such as Facebook, Instagram, and LinkedIn


Using our personal social media channels, we can feature your property, and show the videos and photos of your home, which can potentially reach thousands of potential buyers or real estate investors.

7)        Online Ads, including Social Media Ads


We occasionally run ads on social media channels such as Facebook and Instagram, to draw more attention to your listing.  We also have the option to run other types of online ads, depending on the timing.


8)       Open Houses for Realtors and Potential Buyers


We regularly host open houses for other realtors and potential buyers.  Open houses for realtors allow realtors to see if their property may fit their client’s needs.  Open houses for potential buyers are a great way for people to see the inside of your property but also to get a feeling for the neighbourhood.

9)       Feature Sheets


Feature sheets are packed full of practical information about your property.  They can be displayed at multiple locations, at open houses, on your property, at our brokerage office, and online, just to name a few.


10)   Emails to Subscribers and Potential Buyers


We promote your real estate listing to our monthly email newsletter subscribers.


11)   Local Area Brochures and Flyers


To promote your listing in your neighbourhood and on the North Shore, we feature some of our listings in mailed brochures or flyers.


12)   Neighbourhood Signage


Of course, we can’t forget neighbourhood signage on your property or at your condo but also signage to direct real estate buyers to your property.
